Kingsley Hughes (Designscape Architects)

Kingsley is the head of Designscape Consultancy architects, and has over thirty years of experience working on development schemes in the UK, Australia and Hong Kong. 

Importantly, Kingsley has worked in planning and development from every angle. The vast majority of the time he works for property developers in the private sector. He also was, for 11 years, the design adviser to Greenwich Council planning department. In addition, he was for 7 years a part-time university lecturer, responsible for writing and delivering the planning department’s urban design modules. He has designed many residential schemes acknowledged for their design quality, including the Evening Standard Apartments of the Year and the Daily Mail Housing of the Year. 

Designscape was founded 14 years ago and is based in Maidstone. They have done over 340 projects throughout Kent and London, and relish a challenge – specialising in complicated tight urban sites. At Designscape, we pride ourselves on design quality and adding value for clients. We undertake a wide range of work, the vast majority being residential, with typical projects ranging from one-off houses, to apartment blocks of 6 to 30 units, and housing estates of 6 to 85 units. Kingsley also specialises in appeals in which design is the key issue, including Public Inquiries. 

Kingsley will advise on the latest planning developments, including permitted development rights, and including case studies.

Vicki Wusche (Your Property Developments 11.2M GDV)

Vicki passionately believes that everyone wants more control over their money, their financial futures or even just the way they can retire. Property investment is an excellent strategy that gives that control – real success lies in understanding how to make your property business survive in spite of shifts in legislation and the economy.

She started investing for herself and family in 2008. Within just five years she had been listed in The Telegraph as one of the top UK’s 25 most influential people in property. As an author she has written four books and contributed to a further 3. She regularly speaks at property and business events, helping the audience to see how they can make more money more easily.

In 2016 in just six months she bought 14 properties for clients spending £849,000 of their £2.2m pot and generated an average of 10% net return. In the last 7 years, she has bought 63 properties and raised over £5 million in Joint Venture money.

When not on holiday scuba diving as her alter-ego The Property Mermaid, she manages her own portfolio, and runs three businesses; one sourcing property for bespoke clients, and a training and consultancy company offering strategic mentoring, and training.  Vicki regularly provides sound business consultancy to growing businesses and entrepreneurs outside of property. 

She has bought buy to lets, HMOs, sourced development deals, tried LO, R2R, assisted sales and is currently working on developments and purchases for clients. She continues to grow her own family portfolio as well as that of her clients.

And above all loves every minute of life especially as “Nonna” to her one year granddaughter.
